Glossary

Active adult community
An innovative community that caters to current lifestyles and growing trends in the over 55 population. It’s not necessarily a retirement community because many residents continue to work full- or part-time. Features such as floor plans, amenities, locations and community styles contribute to the unique qualities of each community.

Age-restricted community
Under the Fair Housing Act, there are two types of age-restricted or “age-qualified” communities permitted:

55+ Communities— Those active adult communities in which at least 80% of the units are occupied by at least one person age 55 or older. Most of the age-qualified communities fall into this category.

62+ Communities— Those active adult communities in which 100% of the units are occupied by persons age 62 or older.

Typically, age-restricted communities prohibit residents under a certain age. Depending on the community, family members under the age requirement are allowed to visit for a certain number of days per year.

Amenity centers
The extras a community offers, such as a clubhouse, pool, tennis courts, workout center, restaurant, full-service spa or entertainment facilities. A community’s amenity centers may range in size, style and complexity.

Basic amenities
Includes a selection of amenities more fitting to an independent neighborhood. Basic pools and small pool houses offer open entertaining areas and self-service kitchenettes.

Builders
Builders construct homes within the community, which may feature many builders with varying home styles.

Community development district (CDD)
Some active adult communities are governed by Community Development Districts (CDDs), which serve specific long-term needs for their communities. Pursuant to Florida Statutes, chapter 190, the purpose of a CDD is to plan, finance, construct, operate and maintain community-wide infrastructure and services for the benefit of residents. A Board of Supervisors—elected by the landowners and, after six years, by the residents—governs the CDD.

Country living
An environment for enjoying the great outdoors, nature and recreation. Country living communities may offer everything from horse farms and historic districts to rivers and springs. Many also feature breathtaking golf courses and country club amenities.

Covenants, Conditions & Restrictions (CC&Rs)
A set of legal guidelines, as set forth by the Homeowner’s Association (HOA), by which property owners and residents in an active adult community must abide.

Developers
Developers plan the infrastructure of the community, including roads, sewers, lights and more.

Electronically gated community
A community with secure entrances and exits with code or card access.

Full amenities
Features elaborate grounds and state-of-the-art clubhouses bustling with activities and services, often including restaurants and spas.

Homeowner’s association (HOA)
Many active adult communities have Homeowners’ Associations to help protect, maintain and oversee common areas in the community. These legal entities also enforce deed restrictions and make sure communities adhere to the Covenants, Conditions & Restrictions (CC&Rs) issued to each homeowner in the community. Their overall purpose is to maintain the high quality standards and values of properties in the community.

Independent neighborhood
A community that values privacy and independence. There are many amenities available, with plenty of freedom to enjoy all that the neighborhood has to offer.

Manned gated community
A community with a guardhouse and security guards on staff 24 hours a day.

Moderate amenities
Offers well-equipped clubhouses that are more private and less service-oriented. They may include workout centers, swimming pools, tennis courts, and entertainment areas that are open to self-service.

Multigenerational community
These multigenerational neighborhoods offer age-restricted villages and non-restricted villages. By welcoming all ages, they seek to unite the generations and strengthen the community as a whole.

Naturally occurring active adult community
In some cases, active adult communities simply happen without seeking age restrictions. Active adult communities that happen to have a majority of residents over 55 years of age often occur because of their location, amenities, floor plans or reputation. No age restrictions apply in these communities.

Private golf course
A golf course open to members only.

Public golf course
A golf course open to the public.

Resort/country club neighborhood
A community that features golf and tennis clubs, walking trails, social events and more. The clubs may vary from traditional to modern.

Semi-private golf course
A golf course open to members and outside guests.

Suburban community
A peaceful, relaxed neighborhood in the midst of open green spaces and strong community spirit. As part of a cohesive community, you’ll get to know your neighbors, engage in activities and have a true sense of belonging.

Town square neighborhood
A community with a central hub for entertainment, including restaurants, coffee shops, fitness centers, shopping and more.

Urban landscape
A location that welcomes the city at your doorstep. Restaurants, museums, sports teams, and cultural events abound in urban developments designed for active adults who crave the city life.
